Two questions decide most of a fit-out's cost, and both are answered by the building.

What internet services can actually be delivered to that address, and how long they take to install, is the single most common cause of a delayed move. Lead times of several weeks are normal and cannot be compressed once the clock starts.

The second is what the building permits: cable routes, riser access, ceiling work, out-of-hours access. A floor plate that looks straightforward can be considerably more expensive to cable than the one next door. Knowing both before signing changes what you negotiate.

How far ahead should we start?

Six to eight weeks before move-in for a typical small office, and earlier if the building has no existing business connectivity. Internet installation lead times are the constraint, and no amount of planning shortens them once ordered late.

As a fixed project price against a defined scope, agreed after the survey. Changes you request during the project are quoted as variations rather than absorbed silently and invoiced at the end.

Yes. Consents, access arrangements, riser permissions and out-of-hours working are all part of what we handle, and establishing them early is usually what keeps a schedule on track.

Yes. A technician is present for the first working morning — that is when the small things surface, and having someone there turns them into minutes rather than a week of tickets.

We expect to. Cabling before furniture and after electrical rough-in is the usual sequence, and we coordinate the handovers directly rather than through you.

You get documentation, credentials and a follow-up visit. Many clients move onto a managed arrangement at that point — see Managed IT Services — but there is no obligation to.
